    In a market where the listed real estate players are having a tough time, the yet-to-be listed Lodha Group is set to create a new milestone. It is set to clock a jump of over 70% in new sales this fiscal to cross the Rs10,000 crore mark.

    Abhisheck Lodha, MD, Lodha Group, said the company has been in the `5,000-6,000 crore range in the past two financial years. “However, this year, we will see a substantially high, 70% growth and cross 10,000 crore in new sales. This kind of a sales number has never been achieved to our knowledge by any real estate company in India.”

    The growth, Lodha added, has come as a result of more projects being completed, new launches catering to large geographies, expanding into different parts of Mumbai and getting into newer markets like Pune and Hyderabad.

    “We delivered more than 4 million square feet of space this year and the focus in 2013 will also be on continuing to deliver what we have sold and promised before. There will obviously be new launches and sales,” said Lodha.

    This fiscal has been a mixed one for realtors both across the country and particularly in Mumbai, where overall demand softened compared with the previous years.

    A recent Knight Frank report said that in 2012, the home absorption numbers dropped 3% to 42,200 units compared with 2011. As for new launches, 2012 witnessed an 8% decline from 2011 with some 50,500 units hitting the market.

    Having said that, certain developers, including Lodha and Godrej Properties, have been able to get a very good share of the prevalent demand for their new launches.

    For instance, Lodha recently pre-launched 650-odd residential units at its Blue Moon development (on the erstwhile DLF land parcel it had recently acquired) that received approximately 1,300 applications worth over `6,000 crore in a nine-day period.

    “We’d assessed the market and realised that the demand for the project would be significantly higher than the supply we had. The response also shows that there is good demand in the market, but it is very picky and wants to make sure it is going into good products that assure quality and offer clarity in delivery as promised,” said Lodha.

    As for as Godrej Properties is concerned, for the third quarter, the company reported a total booking value of 672 crore and a total booking volume of 1.04 million square feet (msf) compared with total booking value of `364 crore and total booking volume of in 0.57 msf in the corresponding year-ago quarter. While residential projects recorded a booking value of `550 crore and a booking volume of 0.94 msf, commercial projects witnessed a booking value of Rs122 crore and a booking area of 0.10 msf.     Bank of America has sold a 5-bedroom luxury sea-view apartment in Mumbai's Malabar Hill to the promoter of an Indian private bank for Rs 39 crore, said persons familiar with the development. The deal values the 12th and 13th floor duplex apartment in IL Palazzo at over Rs 1.11 lakh per sq ft on carpet area and Rs 93,000 per sq ft on built-up basis.

    The apartment is spread over a built-up area of 4,200 sq ft and has carpet space of 3,500 sq ft. The buyer will also get the right to use two basement car parking spaces allotted to the apartment, 12-D, in the north wing of this 21-storey iconic building.

    One of the landmark buildings, IL Palazzo, built in 1972, is placed on the highest point of south Mumbai, surrounded by sea on three sides and commanding a view of the island city. The building has four wings with each floor consisting of two apartments. The building on Little Gibbs Road is known for its prominent residents like billionaire investor Rakesh Jhunjhunwala and actor Vinod Khanna.

    Aditya Birla Group chairman Kumar Mangalam Birla also used to live in this building earlier. The buyer had emerged as the highest bidder nearly two weeks ago.

    However, the deal was held back, given the usual notice period of 10 days for existing residents of IL Palazzo. Residents of the building enjoy the first right of refusal and get a preference to buy the flat if they can match or outbid the highest offer.

    However, the banker has now been finalised as the buyer with no resident of the building matching the offer. Last year, an apartment on 28th-floor of Tahnee Heights, a residential tower on Nepean Sea Road in south Mumbai, was sold for Rs 1.20 lakh per sq ft.

    The apartment with 3,320 sq ft space had then managed to fetch around Rs 39 crore, setting a new national record. More details here

    Realty firm Hiranandani has offered to buy out its London AIM-listed investment arm Hirco Plc.

    "We made the offer (to acquire Hirco) a few months ago," Niranjan Hiranandani, Managing Director of Hiranandani Group.

    He did not disclose the offer price, but according to sources close to the deal, "Hiranandani has offered to buy out Hirco for a consideration of 55 million pounds".

    Hirco was started in London in 2006 as the investment arm of the Hiranandani Group with an aim to co-invest in large scale mixed-use township developments in suburban locations.

    This is the second time that the city-based Group has offered to buy out the company. Hiranandani had made an offer of 100 million pounds to shareholders, which was rejected by the board last year, the sources said.

    In October 2010, Hiranandani's estranged daughter, Priya, had reportedly filed arbitration proceeding against her father and brother Darshan, claiming that they had violated a business association agreement involving commercial rights to real estate projects.

    The father and brother, however, made a counter claim, alleging that the fight caused them to lose out on business opportunities.

    In December 2010, Hiranandani had resigned as Chairman of the England-listed firm citing corporate governance issues, while his daughter had ceased to be the director on the Hirco board from September that year.

    Hirco, which had been reporting decline in profits, had said that merger of the interest of the members of the Hiranandani family would simplify its investment structure and improve transparency as a fully integrated development firm.

    "The board continues to believe a merger of interests would also represent an obvious solution for Hirco and its shareholders, but only if on acceptable terms," it had said.

    At present, Hirco has 66.4 million square feet in development at Hiranandani Palace Gardens mixed-use township projects in Chennai and Panvel ( Navi Mumbai). More details here
