Maharashtra plans another city at Uran in Raigad district, 80 km off Mumbai

Uran, a fishing village- turned special economic zone, will acquire a new status soon — that of a city. As a part of its plan to decongest Mumbai and Navi Mumbai, the Maharashtra government plans to develop a third city in Uran, 80 km away from Mumbai in the Raigad district.

The plan is still in the preliminary stages, but the state government wants to build the city over 100 sq km of land (10,000 hectares) with private sector participation.

State run Maharashtra Housing & Area Development Authority ( MHADA) initiating a blueprint to build housing projects and other infrastructure over a 10 sq- km area (1,000 hectares of land).

Uran, situated east of Mumbai across the Dharamtar Creek, is connected by road and aboat service. A project to link it with Navi Mumbai by rail has already been planned. Uran also houses the Jawaharlal Nehru Port, two private ports, a 672Mw gas- based power project of MahaGenco and an onshore terminal complex of ONGC.

The proposed city will be one fourth the size of Mumbai and one- third of Navi Mumbai’s. The Navi Mumbai Municipal Corporation, however, has an area of 162 sq km under its supervision.

Third city in Uran was being considered in view of the constraints faced by Mumbai and Navi Mumbai. MHADA will put in place the necessary infrastructure along with other government agencies over 10 sq km, but the private sector would have to come into the picture to make the 100- sq km city a reality.

Those who fail to win a MHADA flat in this month’s lottery can have another go in five month’s time. MHADA officials confirm that 2,450 homes will be up for grabs in a fresh lottery just before Diwali MHADA has good news for you this Diwali. According to sources, the Maharashtra Housing and Area Development Authority has planned to come out with a fresh lottery of around 2450 houses. 


The houses located in Virar were earlier expected to be part of the lottery scheduled for May 31. But due to technical problem, the plan of including these houses in the lottery was dropped. However, now senior officers in MHADA say that the Vasai-Virar Municipal Corporation has given its go-ahead for the houses to be build up to 22 floors, the houses will be included in the lottery later this year.

Rates for these houses will be Rs. 3200 psf.

Maharashtra state government defers plan to redevelop Bombay Development Directorate (BDD) chawls in the city


The state government has deferred the plan to redevelop Bombay Development Directorate (BDD) chawls in the city, and instead decided to provide Rs 10 crore for their immediate repairs in the 207 BDD chawl clusters in the city.

The move seems to be the result of a political tug-of-war between the Congress and its alliance partner, the NCP. The redevelopment of 207 BDD chawl buildings in Mumbai was proposed by the state public works department, which is controlled by the NCP.


The Democratic Front government sanctioned funds for carrying out repairs at BDD chawls after the public works department put a request before the assembly.


The BDD chawls are spread across Worli (121), Lower Parel (42), Naigum (32) and Sewri (12), housing 16,544 tenants. The British constructed these buildings in 1921 to provide cheap and affordable accommodation to the city’s workforce.

After the British left, some of the chawls were allotted to the police and BMC employees, now the buildings need repairs such as re-tiling and plastering. Their structures also need to be strengthened.

The redevelopment of BDD clusters was first proposed in 2008. The project was to be given to private builders, with MHADA being the nodal agency.

After accommodating tenants in redeveloped structures, the builder would hand over a substantial number of residential units to MHADA, which would then sell them at subsidised rates. The builder would be allowed to develop a part of the land to recover his investment.

However, on two occasions, in 2009 and 2010, the Congress prevented the proposal from coming up before the Cabinet over concerns that the NCP had “commercial interests” in the project.  More details here.
