Lodha Group looking to buy more properties in London after picking up MacDonald House from Canadian Government in Central London
Realty developer Lodha Group is looking at buying more properties in central London after picking up MacDonald House from the Canadian Government in the city for over 300 million pounds or Rs 3,000 crore.
It plans to focus on Mumbai and London as our their main markets and are looking at buying more properties in central London particularly residential and commercial ones, not hotel assets.
The company has already picked up an office spread over 1,000 sq ft at Eaton Square in London to house its UK business' office.
Lodha Group is the first Indian developer to acquire a ready property overseas for a realty project development, while there are few that have already executed project in foreign countries on acquired land parcels.
The company has made initial payment of Rs 300 crore and while the company is hoping to pay balance by January end.
The developer is planning to fund the transaction through internal accruals and is not looking to raise debt or induct a private equity player at this time.
The company is aiming to launch the London project in 6-9 months and is hopeful of fetching 20% internal rate of return over the next 4-5 years.

Lodha, first realtor to cross Rs10,000 crore sales
In a market where the listed real estate players are having a tough time, the yet-to-be listed Lodha Group is set to create a new milestone. It is set to clock a jump of over 70% in new sales this fiscal to cross the Rs10,000 crore mark.
Abhisheck Lodha, MD, Lodha Group, said the company has been in the `5,000-6,000 crore range in the past two financial years. “However, this year, we will see a substantially high, 70% growth and cross 10,000 crore in new sales. This kind of a sales number has never been achieved to our knowledge by any real estate company in India.”
The growth, Lodha added, has come as a result of more projects being completed, new launches catering to large geographies, expanding into different parts of Mumbai and getting into newer markets like Pune and Hyderabad.
“We delivered more than 4 million square feet of space this year and the focus in 2013 will also be on continuing to deliver what we have sold and promised before. There will obviously be new launches and sales,” said Lodha.
This fiscal has been a mixed one for realtors both across the country and particularly in Mumbai, where overall demand softened compared with the previous years.
A recent Knight Frank report said that in 2012, the home absorption numbers dropped 3% to 42,200 units compared with 2011. As for new launches, 2012 witnessed an 8% decline from 2011 with some 50,500 units hitting the market.
Having said that, certain developers, including Lodha and Godrej Properties, have been able to get a very good share of the prevalent demand for their new launches.
For instance, Lodha recently pre-launched 650-odd residential units at its Blue Moon development (on the erstwhile DLF land parcel it had recently acquired) that received approximately 1,300 applications worth over `6,000 crore in a nine-day period.
“We’d assessed the market and realised that the demand for the project would be significantly higher than the supply we had. The response also shows that there is good demand in the market, but it is very picky and wants to make sure it is going into good products that assure quality and offer clarity in delivery as promised,” said Lodha.
As for as Godrej Properties is concerned, for the third quarter, the company reported a total booking value of 672 crore and a total booking volume of 1.04 million square feet (msf) compared with total booking value of `364 crore and total booking volume of in 0.57 msf in the corresponding year-ago quarter. While residential projects recorded a booking value of `550 crore and a booking volume of 0.94 msf, commercial projects witnessed a booking value of Rs122 crore and a booking area of 0.10 msf. Mumbai-based Lodha Group to use an innovative IPO allotment-like automated algorithm system to sell apartments at its latest 17.5 acre premium project Lodha Blue Moon at Lower Parel in central Mumbai.
This type of draws to sell residential apartments is nothing new and government agencies like MHADA and DDA have done it for years in the past. But this is for the first time that a private builder has adopted this strategy, and in this case, for high-end premium apartments.
Unlike earlier projects, Lodha is not charging any premium for a specific view and therefore also not promising one. Based on the buyers' application, the system will be given inputs like typology, floor preference and most importantly, the ticket price range.
Based on these inputs, the automated pre-programmed algorithm system will allot an apartment to a buyer. "We are making this a very open and transparent process. There won't be any different rate and terms for any customer. The pricing is almost 45-50% lower than the ticket price for any three or four-bedroom apartments available in the vicinity. We hope to get a solid response to our offering," said Abhisheck Lodha, managing director of Lodha Group.
When asked if there's a possibility of more investors entering the project other than just end users, Lodha clarified that the buyer won't be allowed to sell an apartment until the possession formalities are over. In the backdrop of a sluggish scenario in realty market, developers are pulling all stops to improve sales volumes.
According to property consultants, given the large size of the Mumbai Textile Mills plot, Lodha is getting the flexibility to use volume strategy even in the luxury product segment.
The proposed project Blue Moon is coming up on Mumbai Textile Mills plot that Lodha recently acquired from DLFBSE -0.36 % for Rs 2,725 crore. The builder is currently launching two towers out of a total six that are planned on this plot.
The offer will remain open from January 18 to January 27 for prospective customers. Under this launch, customers can bid for four typologies covering 2-bedroom spread over around 1,370 sq ft, 3-bedroom of 1,670 sq ft and 2,000 sq ft size and 4-bedroom of around 2,300 sq ft.
The special prelaunch pricing for a 2-bedroom apartment will start at around Rs 3.5 crore, a 3-bedroom flat for around Rs 4.5 crore, while a 4-bedroom for Rs 6.75 crore.
Around 500 apartments will be launched under this offering and Lodha expects total bookings of nearlyRs 3,000 crore though this first phase. Certain special limited apartments will not be released in this offer, he added.
Construction of the project has already started and Lodha expects it to be delivered by 2017. According to property consultants, Lodha's pricing is very aggressive compared with other projects in central Mumbai, especially Lower Parel and Worli and the ticket sizes are nearly similar to those currently offered in suburbs like Andheri and Vile Parle.
"It will be interesting to check the exact response to the product later. If it turns out to be a successful launch, given the aggressive pricing and new approach, the offering is likely to change the way projects are developed and sold," said a property consultant. Lodha is confident that when the launch starts at around April 2013, prices will be at least 25% higher than the pre-launch prices offered now.

Yet, he doesn't design show home. Starck says, "Everyone tries to make their home look like a showroom; like what they see in magazines. You build your home for yourself, not to show people."
So what should we expect of Philippe Starck? "I think people should expect a strong design, ethic, creativity and a lot of humour and poetry from me," he says with that big grin.
